New Condos vs The Public Park
Placing a residential tower in an existing public park is never a popular solution, but I looked at how each could benefit from the other and add support. The value of the condos are increased because of the proximity to the park which in turn could help fund the park itself. Parks must have security and the towers offer that built in security by the residents who live there. Visually it is an extension of the park so when people are in the park it is pleasing to look at. The shape of the towers limits the amount of shadow cast onto the park so the sun's full potential can be appreciated.
The developer's decision would have literally done that, placing the tower in the park. Creating unneeded opposition and negative public opinion before securing permits from the city.
The challenge was to place a new crystal tower in an already existing public park.
Funding from the tower's developer to support the park provides needed funding for the public space and full time surveillance from the residents overlooking the field. In addition the developer benefits from the park as it increases the condo's value.
Integrating the park and residential tower together allows for several positive relationships to co benefit from the other.
A relationship between masking the tower with the tower hidden beneath allows for a mutually agreeable integration of public and private space into a single solution.
Lifting the park surface to form the tower's facade to house behind it residential condos, retail and indoor public space with the park forming the roof above.
